Mobile-Home-ParkThe Vantage MHP group seeks to acquire Value-Add mobile home parks for re-positioning and long term ownership. Our target acquisitions are Class B and C mobile home parks located in small to medium sized cities located throughout the Midwest portion of the USA.

We improve park operations through renovations of park owned homes, cost efficient acquisition of used mobile homes, aggressive lot lease marketing, and disciplined management. Resulting in increased occupancy and profitability. Our extensive real estate experiences in construction, rehabilitation and management allows us to efficiently improve the parks appearance, make necessary infrastructure improvements, and cost effectively rehabilitate used mobile homes.

The typical Value-Add park that we seek to acquire will meet many of the following metrics:

  • Park size ranges from 40 lots to 300 lots
  • Predominately single wide lots, with little or no RV lots.
  • Lower occupancy ranging from 40% to 70%.
  • Parks with paved roads, and Utilities are institutionally operated.
  • Deferred maintenance in land infrastructure and/or park owned homes.
  • Stable local economy, with low to moderate crime rate.
  • Parks located in the greater mid-western region of the US.
  • Parks located in a designated Metropolitan Statistical Area (MSA).
  • Lot rents less than then median rent for a 2 bedroom apartment in the MSA.
